Step 1 of 3

What do you need?

What does a roof inspection in Leicester involve?

An inspection is a careful look at the whole roof, written up so you can use it. We check the covering, ridges, hips and verges, flashings around chimneys and walls, valleys, gutters, fascias and soffits, and where it is safe the loft space and the underside of the roof.

For pitched roofs we look at the condition of tiles or slates, mortar, fixings and any sign of water getting in. For flat roofs we look at the covering, the joints, drainage and signs of ponding. We take photographs of what we find, including the good and the bad. The result is a plain summary you can read without a roofing background.

If the findings point to a bigger job, our pages on roof repair and roof replacement explain the next step.

Who needs a roof inspection and when?

People ask for an inspection for different reasons, and each one needs slightly different information.

  • Buyers. A survey may mention the roof in a sentence. A dedicated inspection can tell you what the roof really needs before you complete.
  • Sellers. Knowing the condition and any known issues helps you price the house and answer questions.
  • Landlords. A record of roof condition helps you plan repairs and keep tenants dry.
  • Insurance claims. Photos and written notes support a claim after storm damage.
  • Owners who are simply unsure. If you have noticed a stain or a few slipped tiles, an inspection shows how serious it is.

Do you provide a roof certificate in Leicester?

In the UK there is no single official roof certificate in the way some countries have, so we describe our work as an inspection and written report. The report records what we saw, the condition of each part of the roof and what we recommend. It is not a structural survey, a guarantee or a promise about how long the roof will last.

Some mortgage lenders, solicitors or insurers ask for evidence of roof condition. Ask them what exactly they need before you book, so the report covers it. If a structural question arises, a chartered surveyor or structural engineer is the right person to speak to, and we will tell you if we think so.

The price of an inspection depends on the size of the roof, the type of building and how easy it is to reach. A small terrace is quicker than a large detached house, and a commercial unit with several roof levels takes longer. Safe access matters: if scaffold or a platform is needed, that changes the job. We will tell you before we visit what is involved and what you will be charged.

Most inspections take a short visit, with the written report following afterward. We will give you an honest idea of timing when you ask. Bad weather can limit what we can check safely, and if we cannot see something properly we say so in the report instead of guessing.

What happens after the inspection?

You receive the report and we talk you through it. If the roof is in fair condition, we will say what to keep an eye on, such as cleaning gutters or watching a particular slope. If there are faults, we list them in order of importance, so you can tackle the urgent ones first and plan the rest.

There is no obligation to hire us for any follow-up work. If you want a quote for repairs, we will provide it in writing, and you can compare it with others. Many owners find it useful to keep the report as a record for the next owner or for an insurer. To see the other work we do, visit our Leicester roofing home page.

Questions about roofing in Leicester

How much of the roof can you check?

We check what can be seen safely from the ground, from ladders and from inside the loft where there is access. We do not walk on fragile or unsafe surfaces. If we cannot see an area properly, we say so in the report instead of guessing. On some roofs, a platform or scaffold gives better access and is worth arranging.

Is a roof inspection the same as a house survey?

No. A house survey looks at the whole property and usually only comments briefly on the roof. A roof inspection looks closely at the covering, flashings, gutters and the structure underneath that we can see. It is a roofer's report, not a full structural survey, and does not replace the advice of a chartered surveyor when you are buying.

Can I use the report for an insurance claim?

It can support a claim. The photographs and written notes show the condition and damage at the time of inspection. Your insurer decides what is covered, and they may want their own assessor to look. Ask them what evidence they need and send it as they request.

How often should a roof be inspected?

A sensible approach is to look at your roof from the ground each year and have it checked properly every few years, and after any major storm. Older roofs, flat roofs and roofs with trees close by benefit from more frequent checks. Regular gutter cleaning also catches many problems early.

What if the inspection finds nothing wrong?

Then the report says so, and you have a record that the roof was in good condition on that date. We will mention anything to keep an eye on, and you will not be pushed into work you do not need. That information is useful when selling, claiming or planning future maintenance.
